Residential - Buyer's Inspection
A typical Arizona residential purchase contract gives the buyer ten days from the date the contract is signed to
complete any inspections. Under some circumstances a longer inspection period or an extension may be granted. These
inspections normally include (at minimum) a home inspection and a termite inspection. In Arizona, both of these
inspections must be completed by State Licensed inspectors.
It is important to Schedule the Inspection as soon as possible after the contract is signed. Most quality
inspectors are scheduling days or even weeks in advance and you only have a limited time to:

Get the inspection scheduled and have the inspection completed |

Complete any additional inspections that may be required as a result of the initial
inspections |

Determine what issues, if any, you may want the seller to address |

Confirm that issues the seller has agreed to address are properly completed |
What is the process on the day of the home inspection?
Most inspectors, in order to comply to the Arizona Standards of Professional Practice for a home inspection, will complete no more
than two inspections per day. An inspection of a newer home less than 2,000 square feet can typically
be done in 2 1/2 hours and will take an additional hour to finish the resulting report, for a total of
3 1/2 hours. The report should be delivered at the end of the inspection, not that evening, or days later.
Factors that may cause the inspection to take longer are: older properties, larger properties, sprinkler
systems, pools and/or spas.

prefer electronic format, AccuPro will email you a link to the report for viewing or downloading via the Internet.
Your report is maintained on a secure server so that only you and anyone you designate (such as your agent) can
access it.
