	Grounds - Observe and describe parking structures, walkways, exterior lighting, rubbish disposal system and signage
	Structural - Observe and describe the exterior, interior and roof structure as well as foundation
	Roof - Observe and describe roof material, condition, penetrations and attic ventilation
	Water Distribution & Drainage - Describe material and evaluate functional flow and drainage
	Electrical - Identify system, sub-panel installation, branch circuits and grounding
	HVAC - Describe systems, installation and overall effectiveness
	Interior - General overview of a limited number of apartments (typically 10%), including: interior walls and ceilings; windows and doors; bathrooms; kitchens and appliances, with an eye toward significant defects
	Landscaping - Observe and describe the overall condition of the property landscaping and its components
	Pool/Spa - Observe and describe overall condition of the pool and/or spa area, as well as its components and systems
	Safety Issues - Any safety concerns, smoke detectors and GFCI outlets
	Mold - Inspect all areas for conditions conducive and/or signs of visible mold
