Asbestos - asbestos is a naturally occurring substance used in various building
materials to give the material strength and/or body. Unfortunately, asbestos can release microscopic
fibers into the air that then get into our lungs where the fiber becomes trapped, and may lead to
Mesothilioma, a type of cancer. While a significant effort was undertaken in the late 1970s to
eliminate the use of asbestos in building materials, there is still much of it in use today. AccuPro
can provide sampling of suspect building materials as a part of your inspection and provide the

Lead - Lead is a toxic metal that was used for many years in products found in and
around our building structures. Additionally, it may be found in the water distribution
system (pipes) of older buildings as lead was typically used in plumbing materials prior to the
mid 1970s. Lead may cause a range of health effects; from behavioral problems and learning
disabilities, to seizures and death. Children six-years-old and under are most at risk. AccuPro can
provide sampling for lead as a part of your inspection and provide you with the resulting Certified Lab

Mold - Should you have a concern with a current property or are considering
purchasing a new property, we can help. If current tenants or employees are concerned about indoor air
quality issues, or there have been prior moisture intrusion problems, we can help. By
identifying the source of the problem and taking air samples or surface testing, we document
acceptable levels of mold spores or confirm that areas in question have been remediated to
acceptable levels (see Environmental Overview).

Other - There are many other indoor contaminates, such as dog and cat dander;
cockroach particulates; dust mites; Formaldehyde and various gases, such as natural gas, propane

Radon - Arizona is considered to be in Zone II (EPA Radon Guidelines for Arizona),
and has a "Moderate Potential" for the presence of excessive levels of indoor radon. The EPA recommends
that appropriate action be taken when indoor radon levels are 4 pCi/L or more. AccuPro utilizes the
E-Perm Radon Canister rather than the less reliable inexpensive charcoal canisters, which are not
documentable. We then provide a formal report from a Certified Laboratory, which is typically
required for commercial property transactions. |
