The fact is, often times there are construction defects that are overlooked during the construction phase; and
in some cases, these defects go unnoticed until after the builder's warranty has expired. Do not let this happen to

Residential construction is typically completed by as many as 20 different subcontractors. The builder usually
has a construction supervisor who oversees these subcontractors and attempts to identify every change, modification
or mistake that one of these trades people might make. But, this is a difficult challenge and mistakes do get
overlooked. By having a One-Year Warranty Inspection you will be able to identify (and ultimately document)
any defects. This gives you peace-of-mind in knowing that all identified property defects will be repaired
under warranty.
It is important to note that not just any inspector is qualified to do a One-Year Warranty Inspection. The
typical home inspector does NOT provide a code-compliant inspection and is NOT trained in new residential
construction techniques. You will want an inspector that is also certified for new construction
inspections.

What is the process on the day of the inspection?
The inspector will complete a State Certified Home Inspection per the Arizona
Standards of Professional Practice and will also cover issues associated with new residential
construction. The inspection will typically be completed in 4 hours.
Throughout the inspection, the inspector will record his observations so that he will be sure to capture all of
the information on the spot. We use a full narrative
report format, rather than a simple check-box style, to provide you with a complete and thorough
description of the property, the structure and our inspection findings (see What We
Do). In addition, we take digital photos and annotate them to further identify component and system locations
and to define property defects or concerns.
When the inspection is completed, the inspector will enter the information into a laptop computer to provide you
with a complete 25-35 page printed report on the spot! If you cannot be there for the inspection, or if you simply
prefer electronic format, AccuPro will email you a link to the report for viewing or downloading via the Internet.
Your report is maintained on a secure server so that only you and anyone you designate (such as your builder) can
access it.

What is the builder's responsibility as a result of the inspection?
We always suggest you share the results of the inspection with the builder's representative as soon as possible.
In our experience, the builder is happy to take care of any identified issues. In rare cases the builder may
indicate they will not address an issue or do not feel the issue is their responsibility. In this case we
recommend you have an authorized representative of the builder sign off on each of these items and, if
possible, give a reason for not addressing the issue. This way if the issue comes up at some future date and turns
out being something the builder should have addressed, you have documentation showing that you had previously
requested the builder to address the issue.
