Residential - Seller's Inspections
You are in a much better position to receive the highest price for your home when you know the overall
condition of the property and any defects or concerns prior to placing the home on the market. Most sellers
feel compelled to drop the purchase price of the home because of some unknown defect or concern identified
during the buyers inspection. But being prepared with this knowledge ahead of time allows you to manage those
issues without necessarily having to drop the price.
And, in many cases, the buyer will accept the results of an Arizona Certified Home Inspection rather than
hiring yet another inspector. The fact that you were proactive in having a home inspection completed prior to the
sale of the home conveys openness and honesty to prospective buyers and sets you apart from other sellers who
did not have an inspection done.

What is the process on the day of the home inspection?
The inspector will complete a State Certified Home Inspection per the Arizona
Standards of Professional Practice. The inspection will typically be completed in 3 1/2 hours. Factors that may
cause the inspection to take longer are: older properties; larger properties; sprinkler systems; pools and/or
spas.
Throughout the inspection, the inspector will record his observations so that he will be sure to capture all of
the information on the spot. We use a full narrative
report format, rather than a simple check-box style, to provide you with a complete and thorough
description of the property, the structure and our inspection findings (see What We
Do). In addition, we take digital photos and annotate them to further identify component and system locations
and to define property defects or concerns.
When the inspection is completed, the inspector will enter the information into a laptop computer to provide you
with a complete 25-35 page printed report on the spot! If you cannot be there for the inspection, or if you simply
prefer electronic format, AccuPro will email you a link to the report for viewing or downloading via the Internet.
Your report is maintained on a secure server so that only you and anyone you designate (such as your agent) can
access it.
